The Home Condition Survey

From as little as £299 + VAT, the Home Condtion Survey (HCS) will bring you peace of mind when purchasing a property. The survey, undertaken by our certified surveyors and backed by SAVA, the leading industry accreditation body for residential surveyors and valuers, involves a thorough and detailed inspection of the subject property. A 3-4 hour on-site inspection covering structural movement, dampness, rot, woodworm, building condition, subsidence, services, environmental and health & safety issues, and other important details of the property's condition which may affect your decision to proceed to purchase. A comprehensive jargon free report assessing the condition of the property using a clear and simple 1-2-3 rating guide together with full colour photographs. |

A buildings reinstatement cost for insurance purposes. Also included at no extra charge is a full environmental report on the property. This important document will tell you whether you are about to purchase a home in an area subject to any of the following: Flooding , land contamination, subsidence, landfill and radon gas.

The Energy Survey
The Energy Survey will involve a visit to the subject property by one of our fully qualified home inspectors who will record details of the elements and services which are used in the production of the Energy Performance Certificate (EPC).
Before the inspection begins, the seller will be asked to complete a short questionnaire to assist the inspector in producing the EPC. A brief explanation will be given of how the survey will be undertaken, in which order and which areas of the property will be covered.
The inspection will take in the region of 1 hour during which time a full set of floor plans with accurate measurements will be drawn up. The information collected will be keyed into our secure software and the EPC produced and delivered on the same day*. Click on the picture below to download a sample EPC in pdf format.

OUR DUTY
At Inspectus, we take our responsibilities very seriously indeed and understand the need for security of information. We comply strictly with the terms of the Data Protection Act 1998. Please be aware however, that the inspections we undertake make use of digital photography to capture images in and around the home. These will only be used for the compilation of the reports and are secured under password protected systems and locked cabinets. Rest assured, details regarding security in the home, such as burglar alarms and window locks are never published or divulged.
Please note, all our staff have passed a Criminal Records Bureau (CRB) check and operate to the highest ethical and moral standards. Your home, contents and privacy will be treated with the utmost respect.
